AMTdirect Paying Major Dividends for Elite Colleges


CHARLOTTE, NC – Property administrators at two of the nation’s elite universities have learned to save time and money by replacing spread sheets and 12-hour workdays with ”Active” real estate solutions from AMTdirect.

“We were the first academic institution to sign-up with AMTdirect and we’ve been extremely pleased,” said James Callahan, Senior Director for Johns Hopkins Real Estate in Baltimore. Johns Hopkins University is in the fourth year of its working agreement with AMTdirect.

Property management and lease administration are big business for major schools like Johns Hopkins and Duke whose large campuses are also home to world-renowned teaching hospitals, clinics and related physician practices.

Tasks related to accurate and timely reporting are different for academic institutions than for the private sector, said Scott Selig, Associate Vice President for Capital Assets at Duke University and Duke University Health System. He should know: before joining Duke, Selig spent 15 years as a real estate broker, manager and developer.

Before working with AMTdirect, his department was very manual -- “practically Stone Age,” Selig said in how it handled lease negotiations and reporting. “AMTdirect was more manageable and understandable to our non-real estate types and provided the information we need without a lot of extra fields we won't ever use,” he said.

“We can now go into every aspect of a lease with a single click of the mouse,” said Scott Selig. Selig is responsible for all real estate transactions for both entities. “The database they put together saves you from having to go into written documents.” Duke is entering its second year as an AMTdirect client.

Callahan and his staff of 15 in the real estate office are housed on a Johns Hopkins satellite campus. His department is responsible for managing contracts, acquisitions and in excess of 200 leases involving more than 1.5 million square feet for the university and its health system.

Hopkins considered a number of Web-based vendors before choosing AMTdirect. What impressed him the most, according to Callahan, was the completeness of property database AMTdirect assembled for Hopkins and the company’s willingness to create a customized program for his school.

“The difference between now and before our relationship with AMTdirect is night and day,” Callahan said. “We have been very pleased. The ability AMT gives us to track every lease detail is immensely helpful. The daily event tracking is invaluable. Details on every leased office or clinic are instantly at my fingertips.”

Duke’s Selig participated in the review process that resulted in his school’s decision to bring in AMTdirect on-demand services. Duke officials received a big thumbs up on AMT from Johns Hopkins property managers.

“My most critical function is lease administration and reporting to various organizations and officials at Duke,” Selig said. Selig and his staff of six oversee leases and contracts for property and office space on campus, at the medical center complex and at sites scattered around the Durham community.

Most impressive, Selig said, are AMT’s daily event tracking service and the depth of information immediately available about every lease at any time.
